Who is GTA Landlord?
We are a team of RE/MAX agents with over 50 years’ experience in the GTA. We buy, sell and rent properties, and possess extensive knowledge about the rental markets for every neighbourhood in the city. We emphasize transparency and efficient communication. Our team is always eager to answer your questions and offer advice.
Who we work with
We work with landlords, plain and simple. We don’t care whether you own a high-rise apartment, have a few units in a detached property or want to rent out your basement. If you have a place to rent in the GTA, we’ll find you a tenant.

How we find tenants
We help create a professional listing for your property, which we distribute to the MLS system and other specialty rental sites. We also share the listing with fellow real estate agents, so they can disseminate it to their personal clientele.
What's included in the free property assessment?
Setting the cost of rent is a fine balance. Overvaluing your property will turn off potential renters, while undervaluing it will lose you income. A qualified member of GTA Landlord will visit your rental property to determine its optimal price, and advise you on any additional items that can be addressed to prepare the unit for new tenants.
How we attract the best applicants
By conducting this screening process we ensure your applicants are who they say they are, and that they have a history of paying, and the current means to pay on time, in full, every month.
Do I get to choose my tenant?
Yes. Our screening process reduces potential renters to a small group. From there, we present you with the best offers. It’s up to you whether to accept or decline, but we will be available to provide advice or answer any questions.
What happens when I’ve chosen my tenant?
Once you’ve settled on the right renter, we’ll collect the deposits (first and last month’s rent) to be held in our trust account until the date of closing. We will also arrange future payments from the tenant, such as key deposits, renters insurance and future rent payments.
What happens when the tenant moves in?
We meet with the new tenant to receive any outstanding payments, and provide an inspection list to note any pre-existing damage to the unit. Copies of all documents we obtain are shared with you within 5-10 business days of the closing date.
What is GTA Landlord’s commission for finding my tenant?
We charge one month’s rent, as determined by the rental agreement signed by your tenant(s), per unit. If we find renters for three different units, we charge a single month’s rent for each unit.
What happens after my tenant moves in?
Once we’ve found you a great tenant, you take over and act as a landlord in the way you always have. If you choose our managed service, we act as an intermediary and handle everything for an additional monthly fee.
What is the managed service?
We do everything. From answering questions, to guaranteeing rent is deposited in your account on the 1st of the month, to performing repairs. Our managed service makes the passive income of a rental property truly, 100% passive.
What does the managed service cost?
Our managed service costs 5% of the unit’s monthly rent (6% for non-residents). If you already have a tenant, the initial one month’s rent fee is waived.
